Records Search with Risk Assessment

If you need to assess potential environmental hazards on a subject site but don’t need a full Phase 1 assessment, our Records Search with Risk Assessment (RSRA) service might be what you’re looking for.

RSRAs are a quick and affordable alternative to a Phase I for low-risk properties.

Our Environmental Professionals (EPs) will search out potential environmental hazards using:

  • Federal, state, tribal and local government databases identified in 40 CFR 312.26 for an AAI-compliant Phase I Environmental Site Assessment
  • Historical use records (eg: aerial photography, city directories, reverse directories and/or fire insurance maps, as available and appropriate for the subject site)

Based on the results of this records search, we will make a risk assessment as to whether the subject site is at low risk, elevated risk, or high risk for contamination.

If the RSRA finds the site is an elevated or high risk, a full Phase I Environmental Site Assessment may be required depending on the lender’s due diligence requirements. Note that on its own, RSRAs do not meet the EPA’s definition of “All Appropriate Inquiry” (AAI) and therefore do not provide CERCLA liability protection.
